NO Win, NO Fee - Lease extensions

We have an in-house team of qualified and highly experienced Surveyors with in-depth local knowledge, coupled with thorough understanding of the relevant Law & Case law governing lease extensions.

How it works

Once instructed, we undertake a survey and inspection of the subject property and provide a report detailing an assessment of the fair, worst and best case scenarios which you should serve notice at.

A nominal fee of £200 plus VAT (for any flat) is chargeable to cover the initial surveyors and administration costs.

If you proceed to instruct us to negotiate on your behalf, we will refund your initial fee by deducting it from our negotiation fees, which are based on 20% of any savings we make between the (Freeholder's) s45 Counter notice (premium) and the eventual lease extension premium agreed upon. In other words, we work on a 20% savings policy and are highly motivated to maximise your savings!

We have the utmost confidence in our staff and expert experience that if we do not save you money through negotiations, we will refund your initial £200 + VAT.* However, if we do make you a saving, you will stand to reap the benefits.

While we cannot guarantee a reduction, in the event that no reduction is achieved, then you will be left with the sound knowledge that the premium payable is fair and reasonable and you will receive a refund on your initial fee.

Here is an example of the savings you could make based on our offer:
If your Freeholder's s45 Counter notice is served at £18,000, and we negotiate a premium settlement for you at £12,000, this results in a £6,000 saving for you. 20% of £6000 = £1,200 + VAT, out of which your initial fee of £200 + VAT is deducted, bringing it to a grand total of £1,000 + VAT
